Boundary surveys are undertaken to communicate the corners and boundaries of a given parcel of land. These surveys may be in two forms viz: boundary survey or a retracement survey. An original survey may involve the subdivision of the land into the smaller tracts and the performance of such surveys would be based by the client’s needs, site considerations, the state laws and the other ordinances which govern the subdivisions rule. But it is essential that before the land has been subdivided the boundaries and the corners of the land are known, which would be obtained from the retracement surveys.
The retracement surveys are concluded by the establishment of the boundary lines of a parcel. Retracement surveys involve the research which covers both the public and the private records so that the description of the property could be reached at. The surveyors include the historical analysis of the property configurations. The angular and linear measurements of the existing property are then matched with the title research.
